1. Groups above 14 guests

For reservations with more than 14 guests, please enter all guests over 2 years old in the "ADULTS" field.

The system calculates extra bed charges correctly only when all guests over 2 years old are entered as adults.

For reservations up to 14 guests, adults and children may be entered separately.

👶 Babies aged 0–2 stay free of charge.
Baby cots and high chairs are provided by us at no extra cost.

2. Security Deposit Policy for Certain Groups

To maintain the high standard of the villa and ensure a comfortable stay for all guests:

For groups where the majority of guests are under 25 years old, the security deposit is increased.

For single-gender groups, the security deposit is further increased.

For groups that fall into both categories, the security deposit may be significantly higher.

The standard security deposit is €500.
Depending on group composition, it may be increased up to €2,000.

The security deposit is paid on arrival by debit or credit card and is fully refundable within 7–14 days after check-out, provided the villa is left in proper condition.

3. Pre-Approval Requirement

If your group consists mainly of guests under 25 years old or is a single-gender group, we kindly ask you to contact us before making any payment for pre-approval.

We reserve the right to decline reservations that do not comply with our house policies.

Our goal is simply to ensure transparency and avoid unnecessary cancellations and refund procedures.
